Kanawha Valley Community and Technical College needed a new headquarters to serve as its flagship facility. The college also needed modern space for administration, student services, academic programs, and future growth.

OMNI Associates – Architects began the project with an in-depth evaluation of the existing 196,800-square-foot Dow Chemical Building. The study examined whether the building could support the college while maintaining office space for an existing tenant.

During the first phase, OMNI evaluated building code compliance, ADA accessibility, the building envelope, and mechanical, electrical, and plumbing systems. The team also prepared an existing conditions report and conceptual energy calculations.

Next, OMNI developed renovation options for the college’s revised 85,925-square-foot program. The team created base plans of the existing facility and developed several schematic design options. OMNI then worked with the college to select the preferred approach.

Additional services included defining the project scope and preparing a preliminary construction cost estimate. OMNI also developed design and construction schedules to guide the project.

Construction presented several unique challenges. Funding came from two separate sources, which required individual schedules of value and applications for payment.

In addition, the building needed to remain functional throughout construction. The team divided the work
